Residential Conveyancing (Property Sale, Purchase, Sale & Purchase, Remortgage)

Our standard legal fees for a sale and purchase of a freehold property can range from anywhere between £440 and £1995 plus VAT (currently at 20%), depending on the value of the properties being bought and sold.

Our fees for remortgage conveyancing start from as little as £350 plus VAT or £600 plus VAT where a Deed of Trust and filing of Form 17 is included.

When comparing our pricing to alternative conveyancers, we recommend that potential clients do look closely at the extras that conveyancing firms are likely to charge for certain scenarios. The majority of likely additional ‘extras’ required are detailed here in our Menu of Additional Costings and you can see that most of those listed are included within our standard fees.

If there are further charges that will apply, then these will be detailed in your bespoke quote to allow you to properly budget for the conveyancing process. Of course from time to time things arise within a conveyancing transaction that are not clear at the outset and will require additional work from your conveyancer to ensure that you a properly protected.

Such circumstances for example might include:

  •  If legal title is defective or part of the property is unregistered
  •  If you discover building regulations or planning permission has not been obtained
  •  If crucial documents previously requested have not been provided in time

To provide as much visibility as possible we have set a criteria which indicates to you the standard assumptions we have made in providing you with a quote online and the aspects that may change (for example if search fees increase during your transaction or something arises that could not have been anticipated at the time of the quote).

We have provided details of the criteria applied together below with a menu of pricing to indicate the fees that would apply if these situations arise. Your conveyancer would inform you during the transaction if they apply and why.

How much Stamp Duty (SDLT) will I pay?

This depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s website.

How long will the conveyancing process take?

How long it will take from your offer being accepted until you can move in to your house will depend on a number of factors. The average process takes between 6-8 weeks.

It can be quicker or slower, depending on the parties in the chain. For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take 8 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 2 and 4 months, dependent on the freeholder. In such a situation additional charges may apply.
